Real estate video marketing in the UAE works because of how people here buy. Many buyers decide whether a property is worth a viewing before they ever speak to an agent: some are relocating from abroad, some are comparing communities they have never visited, and many are scrolling between other things. Video is how a listing, an agent or a development holds their attention long enough to earn an enquiry.
This guide covers the formats that do that work, how to shoot them, the permit rules every property advert in Dubai and Abu Dhabi has to follow, and the funnel that turns a viewer into a lead an agent can call.
Start with the permit, not the camera
Property advertising in the UAE is regulated, and a video that promotes a specific property is an advert. Build the permit into the plan so the edit has room for it, rather than discovering the requirement once the video is finished.
- Dubai. Property adverts carry an advertising permit issued through the Dubai Land Department's Trakheesi system. Since 24 April 2023, each permit has come with a Madmoun QR code that companies are expected to show on print and audiovisual adverts, so a buyer can scan it and check the advert is approved.
- Abu Dhabi. Adverts for onshore property need a Madhmoun permit from the Abu Dhabi Real Estate Centre, issued through its DARI platform, as Al Tamimi & Co explains. It became mandatory for every type of real estate advert on 7 July 2025, Aletihad reported. Property under ADGM's jurisdiction, on Al Maryah and Al Reem islands, needs ADGM's own advertising permit, which is linked to Madhmoun.
Rules and their scope change, so confirm the current requirements with the regulator or your compliance team for each campaign. In practice, plan an end card, or a steady on-screen moment, for the permit number and the QR code in every listing video, in both the horizontal and the vertical cut.
- Before the shoot: the permit applied for or issued, and the listing details it approves in hand.
- In the edit: the permit number and QR code on screen long enough to read and scan, in every cut.
- In the caption or description: the same details, where the platform and the rules call for them.
- Before it runs: the price, size and payment plan in the video checked against the approved advert.
The six property videos that bring enquiries
| Video | What it does | Where it runs |
|---|---|---|
| Property walkthrough | The closest thing to a viewing that can be sent on WhatsApp | Portals, YouTube, the website, WhatsApp |
| Agent-led series | Makes the agent familiar before the first call | Instagram, TikTok, LinkedIn |
| Area and community guide | Answers “what is it like to live there?” for buyers who have never been | YouTube, the website, search |
| Developer and off-plan content | Carries a project from launch to handover, and builds trust in something not yet built | Every channel, and the launch event |
| Explainers | Answers the questions behind a purchase: the process, service charges, payment plans | YouTube, the website, search |
| Buyer and tenant stories | Lets a real client say what the agency did, with their consent | Social, ads, the website |
How to shoot a walkthrough that answers buyers’ questions
In real estate videography, the best walkthroughs follow the route a visitor would take and answer the questions a buyer would ask on the way, rather than gliding past every room at the same speed.
- Open on the strongest feature, the view, the terrace or the living space, not the front door.
- Show the layout clearly: where rooms connect, which bedrooms are en suite, how the kitchen relates to the living area.
- Film in natural light at an honest time of day, and keep camera movement slow and steady.
- Show the building and the community: the lobby, the pool, the gym, the parking, and what is within walking distance.
- Shoot for two cuts: horizontal for portals, YouTube and websites, and a shorter vertical version for Instagram, TikTok and WhatsApp Status.
- Leave room for the permit details and the QR code where the rules require them.
Agent-led video: the series that builds trust
People choose agents as much as properties. A short, regular series of an agent speaking to camera builds familiarity before the first call: a market update for one community, answers to common buyer questions, honest takes on what a budget buys in different areas. It works when the agent sounds like themselves, speaks the language their clients speak, whether that is Arabic, English, Russian or Hindi, and publishes on a schedule.
Talking-head video is efficient to produce in batches. A half day in a studio with a standing set, controlled light and a crew can record several weeks of short videos, which keeps the agent's time on camera to a minimum and makes every video look like part of the same series. Our studio in Abu Dhabi keeps a standing interview set for talking-head video.
Developer and off-plan content
For a developer, video carries a project from announcement to handover: the launch film, show-apartment tours, construction updates, interviews with the architect and the team, and community stories once residents move in. Off-plan buyers are buying something that does not exist yet, so trust is the whole job. Label CGI renders clearly as renders, show real progress on site as it happens, and keep the payment plan and handover details in every video consistent with the approved advert. A launch event, covered well, produces a film, interviews and weeks of clips from a single evening.
Short-form video for Instagram, TikTok and YouTube Shorts
Social platforms reward consistency more than polish. A workable mix for a brokerage is a steady rhythm of listings, the agent series, explainers and community content, planned on a calendar so the feed is not only a stream of properties. Our social content team plans, shoots and posts this kind of calendar.
- The first two seconds decide the view. Open on the payoff: the view, the price bracket, the question the video answers.
- Subtitle everything, so the video still works with the sound off. In the UAE, an English video with Arabic subtitles, or the reverse, also reaches a broader audience.
- One idea per video. A walkthrough clip shows one room or one feature; the full tour lives elsewhere.
- End on one action: message on WhatsApp, book a viewing, see the floor plan.
Property video as ad creative
Video tends to work well as creative in property campaigns on Meta, YouTube, TikTok and Snapchat, because it shows more in a few seconds than a carousel can. Performance marketing connects that creative to the budget and judges it by enquiries. A few principles hold across all of them:
- Lead with the property or the payoff in the first two seconds.
- Cut several short versions from one shoot and test them against each other, rather than betting on one long video.
- Match the advert to the audience. A family home and an investment studio are different messages, even in the same building.
- Decide where the click goes before launch: a lead form on the platform, or a landing page built for the campaign.
The lead generation funnel: from viewer to enquiry
Most people who watch a property video are not ready to enquire that day. Video builds audiences you can return to: people who watched most of a walkthrough are a far warmer audience than people who scrolled past an image. A simple funnel looks like this:
- Reach: walkthroughs, agent videos and explainers shown to a broad, relevant audience.
- Retarget: people who watched a meaningful share of a video see specific listings, a project's payment plan or an invitation to a viewing.
- Convert: a landing page or lead form with one clear action, such as booking a viewing or requesting a floor plan.
- Follow up: the lead reaches an agent quickly, on the channel the buyer chose, which in the UAE is very often WhatsApp.
Speed matters at the last step. A lead that waits until the next day may well have spoken to another agency by then.
Landing pages that turn viewers into enquiries
A video advert that sends people to a generic homepage wastes the attention it earned. The landing page should continue the same message: the same property or project, the key facts, the video again, and one obvious way to enquire, whether a short form, a WhatsApp button or click-to-call. It has to load fast, because most of this traffic arrives on a phone.
For Prime Estate Solutions Group, Evo Media Pro built a property website around exactly this job: it opens on a search box, shows listings with bedrooms, bathrooms and floor area at a glance, and greets visitors with a chat whose quick replies are each an enquiry. Google PageSpeed Insights scored it 93 for performance on an emulated desktop on 5 June 2026, with the largest element drawn in 1.5 seconds. The websites page shows the site and the scores.
Measure enquiries, not views
Views and likes say a video was watched. They do not say whether it produced business. Track the actions that matter, form submissions, WhatsApp clicks and calls, back to the campaign and the video that produced them, and judge every format on the cost and quality of the leads it brings. That needs conversion tracking set up properly in Google Analytics 4 and in each ad platform before the budget goes live.

Key events are the point. Set them up as the enquiries themselves, and every report shows which videos, campaigns and channels bring buyers, not only visitors.
What to track for every property video
- Watch time and completion, to see which videos hold attention and which lose it in the first seconds.
- Enquiries by video and campaign: forms, WhatsApp clicks and calls, each traced to its source.
- Cost per enquiry, by format and by audience, so budget follows what works.
- Lead quality, from the agents: which enquiries became viewings, and which went nowhere.
- Time to first reply, because a fast answer is worth more than a cheaper lead.
Common real estate video marketing mistakes
- Forgetting the permit until the edit is done, then squeezing the QR code into a frame where nobody can scan it.
- One long video for every platform, instead of a horizontal tour and short vertical cuts.
- Renders shown as if they were finished homes. Off-plan buyers notice, and trust goes with it.
- Sending ad traffic to the homepage, where the property the viewer clicked on is nowhere to be seen.
- Judging a campaign by views, when the agents can say which videos actually brought buyers.
A 30-day video marketing plan for a listing or a launch
- Week 1: secure the permit, plan the walkthrough and the agent pieces, and build the landing page with tracking.
- Week 2: shoot the walkthrough and a batch of agent videos in one session; cut the horizontal tour and four to six vertical clips.
- Week 3: launch to a broad audience, then retarget the people who watched most of the walkthrough with the listing and an invitation to view.
- Week 4: read the enquiries by video and audience, move budget to what brought buyers, and cut new versions of the best performer.
Evo Media Pro handles the whole real estate video marketing chain this guide describes as one team: video production in our Abu Dhabi studio or on location, the social calendar, the ad campaigns, and the website and tracking that measure the result.
